Alberta building permits lower in June
Construction activity in Alberta is not only a major driver of the province’s economy, it is also a great barometer of overall economic sentiment.
After a good run of building intentions over the first half of the year, the value of permits issued in both of Alberta’s two largest cities dipped in June. Calgary saw its building permits drop to $393 million in the last month of the second quarter, down by 24 per cent from a strong month in May. Similarly the value of permits in Edmonton tumbled by 23 per cent month-over-month to $368 million. These values count both residential and non-residential construction permits.
However, on the longer term trend, construction intentions in both cities are holding up well. Comparing the first half of 2012 with the same period a year ago, Calgary building permits are up 6.5 per cent. Edmonton is even stronger with permits higher by 8.8 per cent.
Province-wide, permits were down month-over-month for both residential (-15.4 per cent) and non-residential (-33.7 per cent). But the strong economy this year has kept overall building permits higher than they were at this point last year.
The two largest cities account for nearly three-quarters of the $1.048 billion of building permits issued in June. While investment in the oil sands has driven significant activity in northern Alberta, the bulk of that work is captured in a different survey on engineering activity, not building permits (unless it is a building being constructed at an oil sands site).
